It's difficult choosing an agent you can trust, especially when living out of state and having limited time to travel and search. We felt that trust in Lance right away, he was always quick to respond to inquiries in his courteous and professional fashion. Lance is extremely knowledgeable about his area and its waterways and takes the time to inform and educate his clients. He invested time in helping us develop a good list of criteria for our cottage and he found suitable properties for us, always respectful of our price range. The automatic MLS updates and internet listings Lance found for were a great help to review in advance and keep the properties we visited to a minimum.

When viewing properties, Lance was helpful in pointing out the good and the bad, on the watch for details we may have overlooked and would ask questions of the listing agent before we thought of them. Always being open and listening to what we wanted resulted in finding the location and home that's perfect for us. Our search for river property began with several realtors showing us their listings. Neither of them would listen to what we were looking for and instead insisted we see their listings only. A Google search found Lance's web site and we decided a "Buyers Broker" was what we really needed; someone to work for us rather than the seller. Besides, anyone who featured his Golden Retriever on his site couldn't be all bad.

Over several months Lance tried to find available property that fit our needs. He spent significant time previewing places to see if it was worth our time to drive up. He spent entire days showing us what he had found and learning what we liked and didn't like about each Finally, thru his many
contacts, Lance arranged a meeting with a gentlemen who was just considering selling and had yet to list with anyone. When we drove in we said that's it! ...............Our perfect place.

Not only did Lance find our perfect spot but he became our dear friend as well. Its not often you find a salesperson that you get to know well enough to want to be friends with too.

It all starts and ends at the river. Hooked when I first cast a flyline in the river and caught a beautiful brookie. Met Lance at Gates lodge on the river. My requirements, stringent! Lance’s challenge, daunting! He stuck by me for 3 years. He learned what I wanted. I learned about the river and the “bones” of houses. Not impossible to find a dream.
